- Del Mar Bluffs -- In general, Del Mar Bluffs refers to a 1.6-mile stretch of houses that extends from Torrey Pines State Beach on the south side to Coast Boulevard on the north. But regarding Del Mar neighborhoods, it refers to about 103 detached homes on the bluffs above Del Mar Beach -- with starting prices around $2 million. There are also about 316 attached homes in Del Mar Bluffs, mostly on the south end, with prices starting around $600k. The Del Mar Bluffs area is a great place to live if you want to be able to walk to the beach or village, and enjoy a peaceful, friendly neighborhood. If you cross Camino Del Mar to the east you enter an area known as Olde Del Mar.
- Beach Colony -- Del Mar Beach Colony is "the" exclusive Southern California neighborhood with roughly 235 detached and 150 attached houses. With only five to 15 sales a year, Del Mar Beach Colony can be a challenge to get into -- especially with home prices ranging from $1.5 million to $40 million+ (for beach front). There are approximately 90 homes "on the sand" and they come at a premium. Del Mar Beach Colony is the perfect location -- all homes are only a block or two to the beach, and just a short walk or bike ride to Del Mar Village, the race track and numerous Del Mar restaurants.
- Del Mar Village -- For the most part, Del Mar Village refers to about 300 houses within walking distance of 15th Street in downtown Del Mar. Residents of Del Mar Village enjoy quick access to the market place, shopping, coffee shops, and dozens of fine restaurants. It's also a short, slightly downhill walk to parks and beaches.
- Del Mar Heights -- Del Mar Heights refers to an area on the eastern side of Olde Del Mar and Crest Canyon. There are more than 1,600 single family detached houses and several hundred attached homes on quiet tree-lined streets that range from $400k to $2.5 million+. There are two highly rated elementary schools that are in close proximity (walking or biking distance). Del Mar Heights Road starts at the top of the hill and shoots down to Del Mar Bluffs, and essentially divides the neighborhood into the north and south. Note that Del Mar Heights can also refer to about 1,650 detached houses and around 400 attached homes in an area more commonly known as Carmel Valley (zip code 92130).
- Olde Del Mar -- Olde Del Mar is a beautiful, quiet, and exclusive neighborhood with winding roads and huge Eucalyptus trees. It has more of a rural feel, even though it is a relatively short walk to the beaches and village. There are roughly 830 detached houses and about a dozen attached homes in the classy neighborhood. Olde Del Mar combines a touch of old world charm with modern luxuries -- in a park like setting with ocean views and breezes.
- Rancho Del Mar -- This Del Mar community includes Del Mar properties east of I-5 and north of Via De La Valle, as well as the land south of Via de la Valle from El Camino Real to the Polo Club development. This neighborhood, with about 760 homes, has a rural feel with larger lots, many zoned for horses. There are also about 240 attached houses -- most located near the Del Mar Thoroughbred Club. Home owners here enjoy a peaceful setting with close proximity to beaches, shopping and dining.
- Del Mar Terrace -- This Del Mar community borders the lagoon at Torrey Pines State Reserve and meanders north up into the hills. The roads are small, and the neighborhood has beautiful homes with a rural, heavily-treed exposure. Most Del Mar Terrace houses have either a lagoon or ocean view. There are about 305 single family detached homes and 430 attached homes. Residents of the neighborhood enjoy quick access to Torrey Pines State Beach and several restaurants. It is has easy highway access and is only about 2 miles to the village.
